If you are able to contact the tenant, it is best to do so in the form of a written letter, preferably sent via recorded delivery to ensure you can prove the tenant has received it. Provide them with a detailed list of what they have left behind and advise them on how they should contact you to arrange collection of the items. You can move the items into storage, and inform them of where they are being stored. If you intend to sell or dispose of the items you need to give the tenant adequate warning of this so they have ample chance to belongings and give a reasonable date they need to collect it by. Keep a record of all interactions. The items legally still belong to them as does any money from the sale of the items (minus any sale or storage costs).

Try using a tracing agent to track down the tenant’s address.
